1. Planning
An entity that has the skills and experience to brings 4 to 5 steps, seamlessly into 1.
A draftsman that as he draws, accounts for actual framing in the field. Everything is drawn in 3 dimensions. Rough openings, spacing, slopes, bracing, regulations etc. Indicates wall heights and adds framing materials as he goes.
An engineer can then just okay the design and if necessary make minor adjustments. The material is already in the design and exact. No need for a 3rd party to do a take off. And finally the framer has a plan that has already been vetted and materials accounted for correctly.
2. Materials
Since the plan has been drawn exactly as it will be built. The dimensions can be used to cut most of the materials needed in construction. Plates, headers, joist, stairs and roof. There is no need to add into the price for excessive waste and inefficient lumber takeoffs and delivery.
So how to get a price for materials and avoid the “Planting a Tree” scenario.
A. Customer can agree on a labor only bid. All the work that needs to be done to get pricing on materials would have to be done by the framer in a traditional setup. And therefore can recoup the cost of assembling the numbers by framing the project. (The end goal of Rembeco is not to frame your project. We are more interested in the planning stages and want to help your existing framer (If you and they choose) to be more profitable. The framing is just a way for us to guaranty a way for us to get paid for the planning without having to pad bids for uncompensated work “digging holes”.)
B. If/ when a pre cut lumber package bid is accepted. The agreement for the labor can be voided. But doesn’t have to be. I will work with your current framer to streamline the process for them. They will be more profitable. It will only take one job to convince them of the new way to frame.
3. Labor
A. Accepted pre cut lumber package bid.
If you choose to continue with us as your framing labor provider. The contract for the labor portion of the bid can be nullified if YOU choose. If you continue to use us for the labor portion as well, we will give a $.10 discount on the framing labor. We will then have the lumber ready at a date chosen by you.
B. If you choose not to use us as your material provider. We would perform the labor portion of the project. You would be responsible for the material. Including takeoff, ordering/ receiving, and billing.
C. In some instances. You may want to have us perform the work on the plans only. And not have us supply materials or labor. The cost will vary depending on the work requested. But will usually be around $.30. Even though this isn’t the most efficient route. The cost is more than recouped. The takeoff will be based on a plan that is accurate. And the job will run smoothly without the typical delays and change orders.
